Why have HIPs been introduced?

The Government has introduced HIPs as part of wider reform to cut carbon emissions from homes and improve the process of buying and selling property in England and Wales.


What is in a Hip?

A HIP is a set of documents providing important information about a property.

Compulsory Documents are:-

Index
Energy Performance Certificate
Sales Statement
Land Registry Title & Plan
Copy of the New Homes Warranty (if applicable)
Local Authority Searches
Drainage and Water Searches
Property Information Questionnaire
Additional Documents for Leasehold Properties (including a copy of the Lease)

Other Authorised documents can be included if requested such as a Home Condition Report, Environmental Report etc.


How will my HIP be delivered?

Your HIP will be provided electronically in PDF format by email direct to you with a paper copy also being sent. We will forward an electronic copy to you Estate Agent or Solicitor as requested.


When do I need to get a HIP?

Before you market/advertise your home on the open market.


What areas do we cover?

Whilst we are able to provide HIPs and Searches for any property in England and Wales we specialize in properties in Surrey, Hampshire, Berkshire and London.


What will a HIP cost?

The Cost of the HIP will vary according to the property type and your postcode. Please contact us for a quote.


How long is a HIP valid for?

The HIP remains valid whilst the property is on the market. If you take your property off the market and put it back on within 12 months of the HIP being issued then the HIP will remain valid. If the property is put back on the market after 12 months then a new HIP will be required.


Who is responsible for getting the HIP?

The responsible person is the advertiser.  This can be you, your agent or both.


What happens if I advertise my house without having a HIP?

You leave yourself open to a fine of £200 per day.


What is the Property Information Questionnaire?

It is one of the 'important legal documents' which as the vendor you must fill out.
